It really is worth it if you worry too much about handling it yourself or don’t want to learn landlord tenant laws, fair housing, etc.

No liens on the property, it showing up when I apply for funding/ Refis so I'm guessing that's my personal background.

If you are going to have trouble with sub to, it will from your insurance company, so I'd tread lightly for sure.

So, it's rare.

In general, if there's nothing in zoning or the deed restrictions prohibiting the division of the property, it's mostly just getting it resurveyed and presenting the new subdivisions to the local government (county usually) to have each lot recorded as separate parcels.

Once judgment is granted can i just throw all his stuff in the trash or do i have to keep it for awhile? 

I never did one, but it is about time to try and see how it goes.
