It will also depend on your own financial goals. 

My goal is to invest in multi units (20-100) out in the south/ Midwest. 

My goal was to leave the refi with no or very little cash in the place but I am not sure the ARV will hit the price point I am thinking. 

Second, realize that the goal of house-hacking (at least in California - I do a lot of deals in Sacramento with house hackers like you) isn't to make cash-flow, it's to try and live as close to rent/mortgage payment free as possible. 

@Mike Jordan I am not sure what your goals are, but there are few investments less risky than buy and hold rental properties in good areas.

And that's the other thing I would say is important to know going in, is what your personal investing goals are.

I am happy to be part of this community, and would like to share my current financial situation and personal rental property goal.

But that is not the goal of AP.

There are pitfalls in the entire process...from sourcing, analyzing, scoping the repairs, doing the repairs, leasing the property, managing it or flipping it, how you do those things ultimately can make or break your investment goals.
