The pod cast suggested writing to several people becasue not all of them will want to sell, but chances are that someone out there would rather have the money now than waiti to collect it over the next 5 or more years.Once they agree to sell, the lawyers get involved and then you own that mortgage and the debt is now paid to you with interest.I am sure that there is a way to purcahse the loans from banks also, but I am not sure how unless you just call them up and ask.

By that time you should have some good equity built up.You need to figure out your rent income for all 3 properties and use these 4 major monthly expense factors:1. mortage per month2. hm owners ins. per month3. property taxes per month4. property management fee per monthI know that if you can collect at least $300 a month from each unit, you should be positive or break even with no money down, paying a manager, and you do not have abnormally high property taxes (depends on the county and state).

also - when you run an income and expense analysis of a property - if it's an apt complex or multi-family or even a SFH rental - and has been for a few years - getting all those numbers should be a contingency or part of a binder - allowing you access to the sellers income and expense data for the past 2 to 3 years...of course, being an investor yourself - you've got to remember the number one rule for investing (for us anyway) - DON'T TRUST THE SELLER.

In the mobile home, they are sometimes located in odd places, such as a bedroom closet or near the water heater, etc.You will also be able to get the # from the tax office that collects mobile home tax in your area.

Search online and this forum. the information is out there just need to find it. also ask friends and family if they ever purchased some items in the past and read those... i told my parents about my plans and my mother bought a couple of programs in the past where i learned some howto stuff... also on these forums there is a forum dedicated to rate books and other investment tools to see if they are worth it. do more online searching than anything... make sure u dont buy something for it just to collect dust. find out everything for free while u can and make a decision if you really need to buy a book. check out creoline.com also. it's a creative online investing site they advertise products there too but i jus read the free articles.

I would figure more people would look through the old mountains of data here to find answers to their problem before they ask the same question that gets asked every month or two.Sally, as for tiling under your cabinets I think you are making a mistake.
