Even if you had a written rule in the lease agreement, I doubt it would ever stand up in court.If you think the children are in danger, report it to Family Services and let them investigate.

This is the extreme example of the "value trap" mentioned above, and there are many more less extreme but equally dangerous examples ... it can easily be spotted in the numbers, so long as you know how to look and read them.

The problem is that until folks learn how to invest, buying a multifamily property in another location in the state or out of state for cash flow may be just as (or more) dangerous for a new investor.
