Unless your replacing every floor in the house with custom italian marble, that price is absurd. 

Or should the customer that purchased the property pay the initial tenant placement fee? 

If your state/locality ties the utility payment to the home, not the customer, then you are allowed to receive copies of the bills. 

There are certainly times when this offering will better meet a customer's need who might otherwise consider storage but self storage also has several advantages that differentiate it from on demand type services.

It turns out they're no longer receiving Foreclosure/NOD info from the county (at least where I live), so all they have is generic homeowner leads--not a good investment.I'm looking for a suitable replacement, that a) doesn't cost too much more (ie. under 50 cents per lead)b) specifically offers NOD and/or pre-NOD (preferably both) with custom zip codes and other criteriaThe ones I've come across that fit this are:- Consumer Data Leads (CDL)- www.yellowlettercomplete.com *- www.yellowletterhq.com ** Note: I plan to create my own yellow letters (as it's cheaper than having them pre-made), but these websites also have options to buy leads.I'm curious, but also skeptical...none of these businesses will say exactly how these lists are obtained (from a broker, directly from the county, etc.).Anyone have experience with the ones cited above, or any others?

As if all this isn't bad enough, they don't work with conventional financing and steer customers towards using their own internal lender, which charges exorbitant rates. 

If you are a small investor you should use a small PM firm, a big company will not give a small customer a high level of service, they will put their efforts into their big customers. 

Talk to local business owners in that area, they will tell you a lot about the flow of customers.

Some of the online services are the same company masked as different companies and their fees, annual renewals and customer service are no good! 

Any other suggestions so I don't need to go out and pay for a custom door?
