That would be an easier pitch then trying to get a seller to trade equity they need for their next home for a note.I get letters from local companies constantly for my notes so I am assuming they look at the county records to cross reference material to send me ads.

Make sure to network with other locals, some of the local Sacramento REI events are a good platform for that.  

Speaking from first-hand experience from building a rent collection platform, none of the companies earn interests from that 'delay'.
