By far the best part of being a landlord is collecting rent.

Now if you're buying direct to seller you're going to have property owners swear that their tenant has never been late in the past 300 years until it comes time to collect prorated rent at closing.

Your County Auditor should have an interactive zoning map...if not, the city oftentimes has this resource...

Everyone seems to recommend separate bank accounts for the business (as landlord, collecting rent, paying expenses, repairs, etc) and personal.My question is, since I live in the small unit (maybe 40% of the sq footage of the building) and rent out the other 60%, it's unclear which account I should use for the roof replacement that is going on right now.
