So, each payment contains three parts:1) the interest2) principle that's from the purchase of the property3) principle that's from the gains on the property.If I had to guess, 1) would not be subject to UBIT but 3) would be.

The only thing an LLC can do is contain the potential damage from a lawsuit to what the LLC owns and thus keeping assets you own outside of the LLC shielded.
