If you have a deal not yet closed then it may be wise to boost the agency level of your RE agent to sign any last-minute documents for you for that one closing alone (and make sure all possible documents they might need are in their hands).

It seems like a lot bigger DIY job than Vinyl.That little place could really use some curb appeal.I took the pic above and floated some curb appeal things onto it that I'd think about if it were mine.A new door opening on the right, double the window size, and a more modern color scheme, a little wider siding, etc...Which is a lot more money than just residing in vinyl.I used GIMP to make this (quickly), and not an architectural program which is why it looks a little cartoonish.Good Luck!

The concrete in the rear looks absolutely dirty, I'd pressure wash that.The garage with the missing side wall and the broken door, looks like a kids lockjaw danger.The neighbor does not have a steel door grate, is it needed, or would a standard door do.If you do decide to fix up more, remember you have to weigh your costs carefully and try not to over spend.I did some mockups of things I think MIGHT increase the curb appeal a bit.
