But, unless they've been clear they're going to fight it all, I'd focus on the fastest path to getting them gone rather than trying to get all rent due.You've got bigger fish to fry with what sounds like a rehab project starting soon.

Bigger discount rate (60-75% of note principal balance) will apply to notes that are: new note, no payment history, low interest rate under 7-8%, long term (over 15 years), paperwork issues (dod frank compliance for ex.), undesirable markets, long foreclosure states, and few others. 

Perhaps the best way to go would be to start with smaller multifamily deals,  build a track record,  and then go for the bigger deals.  

Before you set it up I would advise assessing your own resources (time, capital, skills) that you can provide to the partnership and anticipate what you think an ideal partner would also bring.

I just want to get my first deal, learn from it, and move on to bigger and better deals.

I know I'm limited in my resources just starting out however, I don't want to let that stop me from pursuing every option I have.
