Lance, I'm not "blabbing" because I didn't offer any details but I am looking for serious and constructive input from experienced investors as to how I could honor the seller's request while at the same time quietly market the property to qualified investors, after all, he wants to sell his property.Seriously, isn't bigger pockets a forum for investors to exchange ideas, and information?

The situation is more complex and nuanced and I only shared some details.I think I'll hang on to it for now, with the goal of selling and trading into something bigger or better where I feel like I can have stronger options in terms of management.Thanks for the advice.

But in many cases you can find the key value adds (higher vacancy, under market rents) in commercial and your returns can be higher, but deals will typically be bigger $750k-$5mm.
