They tend to be booked out for most of the winter (for skiing/winter sports), empty through the spring/early summer, pick up before the end of summer/fall when the leaves are changing, and dead during the mud season before winter.

I would stick as close to home as possible  big bear if those work.. with gas prices its the closest place to 20 million residenses how can you go wrong.. or Mamoth for ski property or even palm springs La quinta.Or buy up a bunch of newer sfrs in Vegas. 

I sent them, through Avail.co, a pre-printed landlord reference form a week ago and 4 days ago, but they have not responded.
