I looked in Upstate driving distance from the metro area specifically at SUNY towns but in one of my trips got hit w a blizzard and decided if I could drive 2 hours north I can easily fly 2 hours South and look at markets in warmer climate and invest in a State that's more landlord Friendly so I headed to a good old Southern Red State and with the recently changes in Tenants laws in NY Im so glad I did and not having to deal with the Snow was an added bonus!!!

Maybe start w a taped letter to their front door stating that you haven’t been able to get in touch with them, that you are new owner and would like to talk about their plans and their options, that you do not want to evict them but, if you don’t hear back from them in 72 hours, you will have no choice.You can always do the eviction process but maybe, they might be open to voluntarily going if you can allow then a certain period of time in which to re-locate…

My goal would be to keep it as a rental property after i move out as opposed to selling, so the upside would likely come from rental prices and not added resale value but who can predict.That house is 725k for 3br 2 ba w/a studio style ADU in place of a garage.
