I don't even have to physically visit the property.But, there are other ways to add value to a property, too, that don't necessarily require finding a screaming SFR deal.

I tell little girls just how adorable they are; I hold the door for my elders, & always let them go ahead of me (even when they take their time); & I stop to let cars out in traffic, allow people the right of way in crosswalks, & politely wave when everyone else beeps at me in appreciation ;0)To say the least some of my ways are a bone of contention for most of my Mass friends that explain to me (over, & over, & over) that my "friendliness" gives off the wrong impression ;0).

That's why you need to visit your tenants every so often no matter the neighborhood.Maybe slumlords do well with those kinds of properties, but I am not and do not want to be a slumlord.
