There are many...In today's MLS/target rich environment unless you are an all cash buyer, no contengencies and high EMD deposits it is very challenging to get an offer accepted.. unless of course your offer is overpriced... which in my opinion they are!

Most wealthy people will plan on both, especially since asset protection is fairly inexpensive compared to its potential benefit.Collecting is actually not that hard if the stakes are high and the business entity is asset-rich, as is likely to be in a RE portfolio.
