Tenants should be responsible for keeping the property clean and report incidents in a timely matter, the damage that is done by the bath tub leaking for month can be huge and that’s their fault for not reporting to you. 

Update:  I shopped around a lot, and was able to secure 4.00% when my regular lender was robbing me at 4.37%. 

I am planning on getting a regular inspection done, I might need someone to come look at the boiler, and I also want to get the gas/heat metered separately to the tenant. 

You can use the security deposit to cover lost rent, cleaning, and unpaid pet penalties.

Clean, functional, well priced units rent quickly regardless of whether they are 1BR or 2BR.

You make the regular payments up until you turn 59 1/2. 

This is not to say your A-type property will never get a bad tenant who trashes the place just before the sheriff throws them out.Remember to do regular inspections at the property you own, take photos and make notes. 

Count on cleaning, chimney inspection, filter changes. 

If it doesn't work out, I may try to either do (1) Airbnb full time in 3 units (we're occupying one unit) or rent it out to non-students as a regular housing rental.
