I haven't gotten that deep into this property, I just analyzed it with the information I was given in the listing.

Some are local people to the listing and assist in boots in the ground activities, others just do guest communications etc.A PM is not necessarily a building manager, but does typically manage the whole process property. 

I have an off listing property that was presented to me needs everything redone hasn’t been renovated since 1958 seller was asking 350k for 2/1 with back room having potential to become another room if closed off what’s a good price to offer to seller since I have to do a complete rehab

The only item I ever look at financials for is confirmation on who is paying utilities and what those are costing, if LL responsible, and even this can often be found with a quick call to the local utility and a question to the seller or listing agent about who's responsible for utilities.b) re-trading a deal is only frowned upon if you are re-trading on the smallest discrepancy.  

The one thing to be careful of here is HUD often lists "a physician, psychiatrist, social worker, or other mental health professional" as the people who can prescribe.

Or the total cost amount listed on the fix and flip? 

I'm not confident in listing traditionally and just wanted to explore options and speak to anyone who has experience in these type of deals in the city. 

Average DOM around 45 with average homes getting 1% under list and pending in 32 days, and hot homes are getting an average of 2% over list and pending in 17 days.

I am debating to buy fix and list.
