Give them a small down payment, monthly payments and no interest (or as little as possible) rehab the house and either rent it out or seller finance to an owner occupant and collect the cash flow in the middle.

But since it was cosmetic fixes (and the appraiser like hardly looked at it) the bank agreed to finance it (although I had to explain to my mortgage lender how this all worked, the role the wholesaler played, why I can't just eliminate the middle man lol etc).

@Ariel Rivas more specifics, and your background and/or references would help.Working directly with an investor without a knowledgeable realtor in the middle can suck up a lot of a title person's time.

Unfortunately I just don't think it would work for our place right now :( Our house is right in the middle of the property, neighbours are also only on 7 acres so their house is quite close, and the other neighbours have a decrepit vacant mobile home with the roof half torn off that's pretty visible :-/ Thank you for the idea though, that could be a really good one with an acreage that even had a bit more tree cover.. unfortunately we're in the bald prairie and moved a few big trees, and our little planted ones are still tiny.

We hired a contractor who is currently replacing them with 2 steel I-beams (one for the front half of the building and one for the rear half, both in the middle of the building).
