Never heard of such a thing.....tough to fight local customs though.

I'm trying to find a broker that can bundle all 6 properties into one plus put in place an umbrella policy.

If you are doing the agent thing correctly, you should be talking to at least 30 or more folks per day, previewing 6 to 10 houses, working with buyers, your sellers, other agents, mortgage brokers and appraisers.  

If your managing your own properties that you have a clear ownership interest in .. no licesne requiredif your managing properties for your clients IE collecting rent.. negoatiating leases etc.. then yes you need a brokers license with a PM component.. and you would have to work for a broker for 2 years then sit for your principal broker exam pass that and the property manager component..does not matter resi or commercial.. reason is your handling lots of money for investors and or negotiating contracts state wants those folks to be licensed and accountable. 

The real question is can you believe the loopnet broker's numbers?

These are usually unlicensed brokers.

NoDo not do itPLENTY of selective scammers who are GREAT with the majority of customers and they use them for their rwferrances and outright steal from the other customersI would Drop that contractor like a hot potato. 

I'm a local real estate agent, but I've been using use Jonas Elber for the part 8 years because he does a better job than me or any other broker I've met.
