While I agree with the others about consulting with your tax adviser, you should hear both sides of the story because so far "UBIT" is being portrayed as a terrible obstacle and deterrent. 

You can get a preliminary report for $100, and a more thorough analysis from an industry consultant for $500.  

Have you consulted with an attorney?

I agree with above that you need to consult counsel on the DF issues. 

If you need help consult an attorney or someone who has more knowledge on this matter.

I also have several friends that I consult who also need financing.  

You can do this by looking on Craigslist, zillow rentals, call numbers on signs in front of other for rent houses.Also, try looking for property managers in your area and set up a consultation/interview.
