The issues couldn't be seen without putting gauges on the a/c etc and running diagnostics which I'm not qualified to do nor do I have the tools. 

So to summarize, gold/silver, and rental properties are what I see as the best investments for the coming few years, just account for additional vacancies and depreciation in the property value, and recognize gold/silver as a tool to hedge against economic downturn rather than a money maker.

If the property has other compliance issues I have to use the other enforcement tools in my toolbox (which may end up with new liens for unpaid fines - but there is a process to obey). 

I have used the BPs BRRRRR tool to see if it can work.  

Most flippers I've spoken with lost on their 1st deal but that might be because they went ahead with limited tools in their tool belt. 

Rentals are going to bring you financial freedom, flips are a good tool to help you buy more rentals.
