Yes, it looks like most of the properties sold by traditional TK operators in the KC market are in C- / D areas. 

This way you can judge what keywords are being eaten up by the bigger players and what keywords the competitors are not utilizing which goes back to getting an edge in the marketplace.So yea I don't really worry much about the competition.
