Nope....lower class tenants (C) and it was an older property with a ton of maintenance issues.

If you do decide to get a down payment loan (a better term for this would simply be a personal unsecured loan) from your family - acquire the loan and deposit it in your account two months before you purchase the property, that will meet the seasoning requirements by the bank.

The other work around seems to be if they are a seasoned investor with over a certain amount in loans. 

I don't mind taking profit now, because it is the busy spring/summer season.

RV park is going to be seasonal and less consistent money, but should be less issues with tenants.

Naturally, along the coast there are many seasonal rentals as well.  

Porches on both levels could be expensive, especially on older buildings.
