You have the perfect tenants (they're not going to destroy their son's property!)

It is sickening that people will happily destroy businesses to push their own political agenda.

It probably wont but even if they cut out after 2 years I feel they have been there a good while.

Rental income doesn't cause self employment taxes, Good insurance beats an llc unless you have a lot of free and clear assets that insurance wont be enough(That is if you are negligent). 

The top agents probably wont have a lot of time for education, but you can get a feel for who is a full time agent.
