Identify what recreational areas are close buy, identify how close shopping is to the dwelling, can the property be reached in the winter, make up a fact sheet so you have all the answers available.

We had a few plumbing issues once the renters moved in due to tree roots in the sewer line and a pipe freeze (outside) on a cold winter day, but generally once we fixed it up, the house was rentable for the next couple of years with few repairs required.In terms of managing the property we put an ad in the local paper and that was more or less worthless.

And the overhead with radiator heat (i.e. no way to regulate zones in a 4,000 sq ft converted mansion of 12-14 units) would be enough to ruin most people after a winter like the one we just had.

I would put inspection periodically with 24hr notice.Also rent due the 1st is good but I would give a few days that way if the 1st falls on a weekend or holiday.

Hello,I was driving around the other day and found a distressed property that I am interested in purchasing for myself.Upon walking up to the front door, there was some notices from 2011 that the house was winterized (Antifreeze put throughout the drains) (This had a Bank of America title), and a notice from Bank of America to call a number if I am interested in purchasing the property.I searched the county records before calling, and it did indeed state Bank of America as the owner, which they forclosed on 3/2013 and chose to call them.
