Your analysis seems to indicate non-OO so I think your rate should be at least 5.5% maybe higher.I like that you're bringing 62K to the table!

The same is even truer of anyone who decides that they're willing to part with $2500/month.Your position is quite unlike selling bottled water in a disaster zone for $20/pop.

A condo I purchased 6 weeks ago, seems to have water damage and black mold.

Try to find a good insurance agent to get the lowest rates for you and also have the tenant pay the water bill if possible.

We didn't neglect any known or reported water issues/ leaks, we took the necessary steps to remediate the problem (which it sounds like you did/are doing), didn't offer to abate rent or put them up somewhere, and they threatened to sue. 

The few I have done have been isolated area's within the home from either a roof leak not taken care of or domestic water leak not taken care of.   

These fees include things like cable, water , trash , pool, fitness center.
