If I own a primary home (State A) and then buy a second home (State B) as vacation home - thousands of mile away - and eventually move to vacation home due to my job change - is it possible to covert the primary home to vacation home (refinance to get lower rate - but that won't work because primary home already got the lowest rate?)

I will be testing for my real estate license this month and cannot wait to get started in my career. 

Pretty good chance you can talk the bank into waiting for a full price sale vs trustee sale.

I'm not so strapped for cash that waiting a few extra days to get rent is an issue.

What could you spend on surveys for deals you buy, maybe a couple thousand a year?

Other options can include living in your current property after closing while paying an agreed-upon rent as you wait to close on your next property.

When I asked loan processer if we can still close on Monday, here was her response: “We wont get a clear to close unless the underwriter clears the conditions, the CD is a separate part, that just helps get the waiting period out of the way, right now we need to wait to hear from underwriter on 1.
