And you are correct, here in the costal bend there is a wind and hurracain exclusion on Homeowners policies and that is because of the risk for insurance on how likely is for us to have wind/hurracain damage on our properties, also the flood policy is separate from wind and hazard policies.

*Most* of the time these things get hung up on plumbing issues, ie old cast iron lines with tubercles in them, bad bends in the drain line, improper fall, etc.
