Once a week I reconcile all  rehab expenses into a spreadsheet, which is sent to the JV partner along with any receipts, invoices, photos, and a general update of the project. 

I use a business line but mitigate calls with great photos and a video walk-through of the property. 50% of your silly calls will not call after watching the video walkthrough of the property.

So if they say "major scratches" there is a photo to go with it. 

Open houses in my market are an invitation for nosey neighbors and fellow landlords, I don't do them.Get some nice photos, get up on Zillow, Hotpads, Cozy, Realtor, Trulia, etc. and see what comes of it.

He's thorough, knowledgeable and provides a complete report with photos.  

I've only ever had to go full on heat treatment a couple times & that was for some freakin insane infestations that you see in my photos above.

True, we live in a 'virtual' world, but photos, video walkthroughs or drone pix will not take the place of the actual tenant being inside the actual property they will actually be living in. 

@Jacob Rincon the houzz site has a photo of the top saved kitchen of 2018 as well as the percentage of survey respondents who chose what in their remodels.

Also look for any damages.Document with cell photos and take those to the closing table.If not, I would refuse to close until those situations are remedied. 

Show them photos of the property inside and out.Wow them with all of the homework you've handed over to them on a silver platter.
