The problem is come September the norm is to drop from 10 to 14 hr days to 3 to 5 hr days with a lot of days off in between......feast or famine.

then it go no attention and we kept dropping the price down to 179 and I just had to get rid of him and get some kind of cash out of it to pay the taxes and insurance.

At 8.5% I drop my monthly to a $215 mortgage payment but I pick up the $61 a month tax bill and another $40 a month for insurance, so it's a wash as a self-liquidating asset with maybe $100/month positive cash flow.Best case scenario is I get $5K for about 2 hours worth of real work.So-So scenario is that I get $14K in a year after some work screening and placing a solid lease-option tenant/buyer.

Even what part of the month you are in will affect the response.Typically, if a given unit is "average" and I don't get people inside to view within 2 weeks, I'll drop price a bit.
