I spend my day in shorts and a t-shirt, but I had a few years wearing a dress shirt and tie in the banking industry before starting my business, so I do actually own clothes nicer than casual work clothes.

You could run into hiccups with DTI ratios, etc. and - worst case - by not disclosing you're committing (unintentional) fraud.

The scouts I train have to give me at least $50 bucks and sign a basic time-commitment of at least 6 months to show they aren't going to disappear after our first webcast training session or they aren't working for the competitors trying to fish for info. 

I set up a bank account at the local bank (BB&T) and just have the tenants drop the money in there.
