"near in" family style houses will rent quick, stay rented, appreciate the fastest.   

If you buy an investment property with a business plan of 100% Sec 8 renters and your plan/numbers relies on that for success what happens if you cannot achieve that because their is not a sufficient number of voucher holder in the market looking for apartments ?  

I think if you go in with the mindset of what you want to achieve, you will find the right place for you.  

Like I said in my earlier post, "Predicting disaster and achieving it is no accomplishment" :mrgreen: So far I have been always very successfull in whatever I decided to do.

I’m also in the process of doing some soul searching and creating some concrete, long term goals that will allow me to achieve financial freedom by age 50.

I think your goals can and will be achieved through house hacking.
