During this same time period my wife and I both quit our jobs and started a dog-walking company.

You can probably get a construction loan to build on it, but just to buy without an immediate building plan on just to speculate that land prices will go up, unlikely, as there's no income stream.

When I first started looking, I looked for a few years but just ended up buying a single family home that I currently live in and have for multiple years now.

For me it cut down on the time to build an out of state team and gave me access to people who knew the area.

Then one drug dealer started s fire in the other drug dealers tier to get rid of them.

I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies,maybe a recipe book  and even a small book or brochure of how to care of  a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?
