We'd need much more insight into the OP's life, life goals, skills, strengths and weaknesses, investment objectives and risk tolerances before providing a real good answer to this questions. 

Get to know potential partners and spend time making sure you work well together and have skills that complement one another's!

Also doing a rehab yourself allows you to learn the skills to do things yourself in your own home.

Doesn't have to include soft cost or any design cost.Any info is helpful.

You learn so much about the operator of a portfolio during the underwriting and due diligence process and we were fortunate to be dealing with people of integrity and skill on this one!

Whatever you do don’t bleach it, if you want it cleaned to see what it looks like have a professional company come do a soft wash on it and then get a roofing company to come put something in writing how many years are left.
