I also have a dedicated LLC that I have not really used much in terms of changing my contracts to use the comapany name instead of my personal name.

Bankers move around, rates increase and decrease, market conditions change, but these personal relationships can remain a constant throughout your career and will be critical to your success.

This person should have some contractors to recommend to you.

You do not want to purchase into an HOA that previous owner did not pay his share of up coming cap ex leaving the buyer to pay the majority of the costs.   

For me personally, I just take on the expense and charge a premium for rent given that I do the MTR options.Common areas can include, but are not limited to anything outside of the personal residence.

During this year, I've experienced inheriting a crooked property manager I let go on day 1 that tried collecting rents from tenants weeks after, an eviction (same person) and a successful lawsuit against a non performing seller that backed out the day of closing. 

We held an in-person meeting over 6 months into the project to express our concerns with the timeline and to request weekly check-in calls.
