Prices for studio apartments (circa 80 sqm) go for about 200K in Malta and could generate about 20K cash flow per year.The reality is it is a good 2nd investment, however I would not be able to reach financial freedom with 20K per year and I would also not be able to scale up as bank would not lend more.Is someone able to offer some advice for someone who is in a situation like me?

I'm wondering if I can tip the scales in my direction either through renting my place for a higher price or lower my monthly payment/expenses.A few questions I had...Could refinancing be a good idea?

Learn some lessons, see the cash flow come in, and then look to scale from there.

Bigger has more economy of scale and I always recommend a 4 plex for house hacking if you have the funds.

I picked this area because there's high-tech manufacturing jobs and low median prices.

This is really a person dependent question, however, a lot of people look at economies of scale on this questions.

All complimented with Amazon fulfillment centers, google, and more tech manufacturing jobs.The bad reputation comes from OOS investors wanting $20k D market properties.

However with time and scale you’ll most likely want to hire things out. 

This will probably get me a bunch of flack but the canned SOWs may work for some especially if you are scaled to doing 100+ units a year but we try to find deals on flips.
