Hey @Devin Bost, so if I need to ship something direct, I just ship it to my lake house and my neighbor will go and put it in the garage for me.I then let my cleaner know about whatever it is, usually toiletries and the like, so she can put them away.I am about 7 hours away from our rental so I do drive over 2-3 times a year to take a look, make small repairs and stock up stuff.

This is the primary reason why Freddie Mac & Fannie Mae "agency" multifamily loans have so many additional rules compared to bank and credit union loans.

But my pricing is fair based on the comps so what I am realizing is that the area requires a stiff negotiating ability.

So she did not pay rent for September ( she was supposed to pay it to the previous owner and the owner was supposed to send it to me, but the previous owner received nothing and she agreed nothing was sent ).Now she needs to send my information to her case worker to update the rent payment address and everything.

I think I may have read it - but honestly somewhat of a blur because I've read so many different blogs/articles on the various classes of property to help me not only gauge where it is, but also in setting expectations. 

I currently have a job in Denver, so I plan to be here for the next 3 - 5 years at least.

The next year he would do the same on the 2nd home and continue to do so on the 3rd through 15th and it would repeat back to home #1 after the 15th home.
