My approach is:Carpet only (low profile) on the stairs, primarily for ease of installation and safety of residents,Leave Linoleum in place in kitchen and bathrooms since it is in good condition without teas or peel off,LVP in the rest of the house (bedrooms, hallways, living room, dining room, family room, totaling about 1,600 sq ft) for its semi waterproof qualities.

I can provide a turn-key service as well. 

We plan on 40% down and finance the rest. 

I'd also ask if they add on a service fee for when they make maintenance calls on your behalf to vendors.

If you are renting you can have the agent waive the rental commission in order to provide the services I agree with my colleagues a real estate agent is your best option in a moment like this.

For my tenants, I provide X service, which they can avail themselves of, or not.

The tax " penalty" will probably service the debt difference on two singles over a duplex and .you get better tenants.

I am sorry, but I feel this is truly a service to those who are desperate to not ruin credit or who can not manage costs of repairs etc etc....  

I'm curious as to what the going rates are for different services.

I sold one of them for $400K a couple of years ago, took half down and seller-financed the rest.
