@Gene AltobelliHere's some I learned and intend to implement:Create an LLC and have the LLC lend you a mortgage on the property you arereceiving.The reason why this works is because instead of you needing cash or receiving a cash out loan, we are now refinancing a loan – your loan.

. -- I even wrote a "Landlord Tips" book which is well received by landlords, especially since it is Free.  :-)That being said, I am considering forming a Meetup group where we can continue our landlord support in a group setting and landlords can also help each other.Has anyone had success with Meetup?

There’s other contingencies you can use too, financing, feasibility, environmental, neighborhood review...Have your DD start the 1st business day after they provide you with all the documents, P&L sure, but also you’d want title docs, details on mechanicals like age, repair history and warranty status, insurance claim history for the last 5 years, every scrap of detail on any pending claims, zoning use confirmation from relevant govt entity, copies of all docs they have received from any govt authority related to the property for the past 5 years... there you’d be looking for code violations, notices from EPA or fire marshal, etc.

I responded with an apology, promise that they would promptly receive the check (it had actually been ready to go for over a week, but our schedules never lined up for me to give it to them, and our neighborhood has seen mail and package theft), but I also included a list of things I wanted them to fix.
