If you are discussing the deal with someone else or sharing your numbers, pre-tax might be more versatile, as everyone's incremental tax rate is different.

On balance I still come out ahead with the higher occupancy.Maybe an additional incentive would be when the PM raises rents, they can keep the first 2-3 months of incremental rent.

After ten years, I think you are dead on for the small operator, in seeing how ratcheting up rent incrementally is not worth it if you risk a vacancy based on the costs of the turnarounds.
