I received a notice from my rental property insurance carrier that they will not renew my insurance policy covering my rental unit.

If so, how do I get around this or at least make it to where only the rental income from the property is taxable locally?

I just turned 55 and have 33 rentals and 135 storage units.You may be better off buying as many properties as possible for the next 5-10 years, then paying them off, starting with the smallest mortgage and working up to your largest.

The 1245 property (think personal property and bonus depreciation) is recaptured at ordinary tax rates though… so the new property must have an equal amount or more 1245 property. 

Going to use equity from home to purchase next property. 

She’s for real estate (I think market is over inflated) but in the past we use it for rainy day fund vs holding $ for repairs as well as acquiring property via cash to rehab and sell.Regarding equity shares I would read the fine print as from what I have read you basically are selling your sole to those companies for a small payout to start but giving up a ton of equity
