The pricing for non-performing notes has increased the last few years, but I’ve still been steady buying because:1) When you buy from sellers you have relationships with, there will always be inventory that makes sense.2) I buy based on the borrower’s ability to pay versus a focus on the property’s FMV, so pricing has increased but so have the borrower’s ability to pay in certain cases.3) Pricing has gone up but so has FMV’s around the country if you have to take back a property.4) Last point is that there will always be sellers looking to liquidate their portfolio for whatever reason and folks, like myself, will be there to help this occur.It feels like we are at a point when players are jumping out of the market due to lack of inventory.

Wouldn't apply to you as an agent for the seller of a short sale either but, you'd be a better agent than most knowing those docs are required and managed the submission of them in a timely manner.You have four players to a short sale transaction, or five if its investor owned.

There are major players on here are turning 200 rocks to find one deal. 

CRE (Commercial) loans (likely if more than 4 units) involve the bank much more and the ability to structure and execute on a deal require subject matter expertise, and familiarity with both the players and the process.

Once you become a big player with dozens of transactions under your belt, banks will begin to look at your overall business, business credit history, and business cash flow to determine credit worthiness. 

Bring something to the table worth having a conversation about and the players will be attracted to you.

Ask why no one bids on properties you thought you liked.Find out who the players are.Know your numbers backwards and forwards, know your properties that you are interested in. 

But bots are trading commodities, FX, equities & making lightening counter bids in various auctions, all with unbelievable finesse so by 2025 who knows what the RE-bot will be capable of!!!

Value add players are targeting 8-10% CoC and 16 - 18 % IRRs over a 2-5 year hold.
