The HOA in our current deal includes WiFi, cable, water, sewer, garbage, landscaping, and all hurricane grade sliding glass doors.

Commercial grade sleeper sofa as well.

All that aside, does anyone have a generic range for these components, for example say $x/ linear foot for a 20-ft wide, standard roadway with extruded curb & gutter, say doubling that if your grades are more than Y degrees, or tripling if more than Z degrees?

They have map where they grade the areas in Cleveland.

Cash flow is somewhat independent from the neighborhood grade.

However, there is also a field that specifies how much square footage is listed in the public records AND how much of the square footage is ABOVE GRADE.

Ideally in 4 to 6 months, the decline is not going to be too severe but that is not guaranteed.I am not implying your strategy is bad but in worse case scenarios even fundamentally sound strategies may have issues.BTW a similar approach is to have high grade bonds via a large broker that allows low interest borrowing against the bonds. 

It is considered a cellar if the 1st-floor level is less than 5'-0" from the existing grade at the front door.
