While I don’t have personal experience with it, I’ve learned quite a bit from clients who have gone through the process. 

I personally wouldn't buy a condo as an investment property unless you don't have a primary residence and plan to house hack it (e.g. buy a 2 bedroom and live in the unit and rent out the other bedroom).

This is a learning lesson for me. 

Along the way, I called TLBC and they also called me and I learned more over those conversations. 

I take a few real estate classes and pay memberships to a few real estate groups, can I write them off only if I have an LLC, or can I do it personally?

I am very interested in real estate and been learning a lot.

When the lease ends and a new lease is signed this person can be removed if they have moved out by then.

for me personally - i will only BRRRR or seller finance, I won't plunk down 20-25% anymore.
