This way, the renovator 'earns' his way into owning his share of the company, giving him lots of incentive to profit the company.I'm trying to find a template or set of templates to base from, so please don't stress out trying to make a perfect fit!

The owners assume a project ends up looking perfect but the contractors only do what is on the written agreement… ultimately contractors almost always have an employee mindset and knowing that ESPECIALLY if out of state is everything. 

If there was a security instrument that required a spouse’s signature to perfect it, that could be remedied in a similar manner but also adding a notary acknowledgment.Note: always provide the property location in order to receive accurate local feedback.

I’m perfectly allowed to not choose any tenant I want because “they smell”,  “they don’t like the Simpsons” or “I got a bad vibe from them”.

Seems I'm trailing all your posts this morning :)There are a few pockets in and around Denver that would be perfect for this sort of house hack, and I have one property in mind that would be perfect, and even if you had to switch to LTR you could probably be in a comfortable spot.

- Commit to the daily process- Speed of execution is far more important than perfection- Focus & don't get distracted by shiny objects

No tenant is perfect but you should be able to size them up pretty fast whether or not they are a fit for your plaza.  

Try not to worry about learning everything before jumping in - it will never go perfectly and most things you will learn while going through it.
