Providing a solid and complete package to a lender upfront goes a long way.  

One of the things I would think is best is to find newer properties if they are attached with a common building element (i.e. roofing on townhomes) and then after 5 years reconsider selling and putting the equity into another unit like a SFH or even a duplex. 

Ive heard so many times about this "presentation packet" or package so that the "lender won't have a hard time" in the podcasts, yet it is not being discussed here or no one have shown example.

One solution would be to make a commercial product; assuming you purchased more than one, by marketing them as package deal many more investors will be interested given the higher dollar amount and cash flow.

I literally had an attorney from Butler and College refuse to do a loan documents package for me because ... it was an REO.

If you can pay the $40,000 for the premium package without blinking, then maybe these so called coaches can put you in contact with syndicates or other deals that require hundreds of thousands to play.If one struggles to get $10k, or $5k, or even $1k for a seminar - the best bet is to keep saving and learn in the school of hard knocks.

So here is yet another Ohio package I'm looking at... 8 single family 3b/1b homes in Maple Heights / Garfield Heights / Euclid area, all selling for about 50k with about 850-950 in rent.

I do a lot of off market multifamily, and packages of homes.
