Both tenants looked to take good care of their spaces - house was in fantastic condition.David -- from the research I've done in the area the rent he currently charges seems on par - but I am totally going to check out rentometer - thanks so much for the tip.

Escrow officer prepares DT or mortgage..when I had my Hard money shop my doc prep folks prepared the note .. title and escrow the DT or mortgage.and Escrow  can prep note as well.. assignment of rents is buried in the DT or Mortgage.. these are standard docs out our way and not custom made..

The assessor office still taxes it like a 2 unit property. 

There is an option that you take your return to an IRS office, submit it to them there, have them stamp it received, and that will substitute for the tax transcripts. 

The supply isn't crazy here it seems and I've recently had a significant amount of my income (30-40%) start to come from tips.
