Having lost $100K in my first round of OOS in the Phoenix market, I actually won't mind give it a 2nd try, but this time around, I would ONLY buy at pennies on the dollar...

I suppose the holding cost would now be $17,820 instead on 12 months (this is money I need to budget for for my own peace of mind, correct?).

The more you continue to look and network with like-minded individuals, letting everyone you talk to know what you're trying to find, I am sure you will come across the right house-hack investment.

Also, I will be in Phoenix, AZ in a week for a volleyball tournament, so if you're reading this and are from that area and wouldn't mind giving me an hour of your time and sit down for lunch or something to chat about real estate investing, that would be awesome as well.
