Having a "Helping" mentality at all times will get you a long way with Sellers, whether its on MLS or Off Market.

I have dreamed and planned on investing in real estate since I was around 10 years old, due to my love of landscaping and general building(contracting) mentality.

I'm not sure if this constitute an "extenuating circumstances" but my wife had a health condition and were in and out of the hospital.  

Cold calling SUCKS. lol Just make sure you have the mental fortitude to handle all the pissed off people yelling at you and hanging up.  

So, why do people still pursue the quick wholesale mentality of a rabbit who needs money now at any cost?

Everyone knows how high health care is, so think of how little $300,000 really is.  

Somewhat passive cash flow is important to me to free us up physcially and mentally to focus on building our new home when the time comes.

Hope that makes sense -- watching the local community we have too many ME first business people - they'll be successful for a while but I just dont see how they can get any sort of fulfillment out of life with their low quality product and mentality of only seemingly wanting to enrich themselves to live a ridiculous lifestyle.But back to my point - do any of you have any creative ideas on how to properly reward good people or make them a part of your business if they would be key to it's success?

I will warn you that the beach mentality is very different than the metro area.
