Hard money lending is all about the real estate market, valuing the property, knowing the neighborhoods, how you can liquidate a property if the deal crashes and burns, and the experience and integrity of the borrower.  

There is no integrity there, he may only look at what he sees as best for him at the moment instead of keeping his word.When I interview someone the first thing I look for is integrity, I must be able to develop trust to go further.

Its good to see the strategy being implemented with respect to REI.I also balance another integral part of credit score maintenance into the strategy since maxed out credit cards can lower your scores any where from 50-100+ pts.

Bad stigma comes from trying to pass off bad deals and running a business with little to no integrity.
